Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person for a workplace, or for the common parts of a block of flats, must keep fire safety equipment maintained. BS 5266-1 is the code of practice most buildings follow.
That means a short function test every month, with a mains failure simulated, and a full rated-duration test once a year, usually three hours. Results go in the log book, with a certificate after the annual test.
